When To Call Maintenance In Your Noblesville Apartment

October 08, 2020

Apartment building in Noblesville

It doesn’t matter if you rent a studio, one-bedroom, or multi-bedroom apartment, it's only a matter of time before you need a repair done. But, how do you know when to call maintenance in your Noblesville apartment?

Without question, significant problems, like roof leaks and heating, justify a call, but what about the smaller stuff? Is there a need to report burnt-out lights or fraying carpet? Is it smart to try and fix things yourself?

Call Maintenance For Your Noblesville Apartment When These Issues Arise

Minor bathroom sink repair.

If you come across a significant issue – particularly something structural -- it's commonly covered per your tenant agreement. The following are frequently seen difficulties a renter might encounter:

  • Leaking and water damage: If you see a leak from the roof or you encounter a toilet overflow or faulty appliance leading to water damage within your unit, contact the maintenance staff immediately.

  • Furnace and AC problems: If your AC no longer cools, or your heat won't turn on, it’s time to make the call. Even during comfortable weather, your HVAC should still work correctly.

  • Plumbing leaks and clogs: If you have a clogged toilet, your first step is to use a plunger. If your efforts fail, then give maintenance a call. You should also request service for dripping sinks or shower fixtures.

  • Pest control: Some pests can get into your apartment by clinging to your shoes or your pet's coat. But if you have issues with any troublesome critters -- like ants, mice, or wasps – it’s likely time for your apartment manager to contact pest control professionals.

  • Broken appliances: If your refrigerator has lost its cool or your stovetop fails to heat up, it's time to call maintenance. All appliances that came with your apartment are typically covered, but anything you brought with you – a toaster, microwave, washer/dryer – is up to you to repair or replace.

  • Door and window damage: Your entry and sliding patio doors should close and lock properly. If swelling, water, or basic wear-and-tear prevents them from easily functioning, they need to be replaced for safety reasons. Windows should have the same expectations.

  • Wall and flooring concerns: If you find damage to a wall or a potentially dangerous flooring concern, reach out to maintenance. Frayed carpet may need to be replaced, especially if it exposes a carpet tack.

What Jobs Should You Do?

Furnace filter being changed.

Not every situation warrants a call to maintenance. Despite the fact that some property management companies provide assistance with a range of small jobs like lightbulb replacement, it’s often less convenient to arrange for a maintenance for smaller issues. Here are some common issues that could take a DIY approach:
  • Lighting: When light bulbs fail, they could easily be exchanged at your leisure. But keep in mind, if your light fixture frequently goes through new lightbulbs, you may want the management staff to see if you have electrical problems. Make sure to inquire if maintenance provides light bulbs when they need to be replaced as specific types are sometimes used.

  • Clogged pipes and toilets: If the toilet stops flushing properly, first try a plunger. Likewise, you may need some drain cleaner to remove the clog out of the drain. If a plunger won’t resolve the problem, touch base with maintenance to avoid damaging the pipes.

  • Furnace filters: Unless noted in your renter’s agreement, you're in charge of replacing the HVAC air filter. A dirty filter will limit airflow and make your rooms uncomfortable. If you no longer see light through the filter, it's time for a new one. Your maintenance technicians may supply and replace filters for you, so make sure you find out.

  • Cleaning: Sad to say, cleaning your Noblesville apartment is a job for you. Keep in mind you should clean your inside and outside patio areas.
